People talk a lot about the cost of living in Cameroon, but when it comes to the price of a furnished home, almost everything rests on opinion. One person tells you Bonapriso is expensive, another swears Logpom has gone out of reach. Nobody has a number.
We have the numbers. KasaStay today lists more than 1,500 furnished short-stay homes across the country. We took all of those listings and worked out the real prices, city by city and neighborhood by neighborhood. No estimates, no made-up ranges. What owners are actually asking, right now. Here is what it shows.
The number to remember: XAF 30,000 a night
Across the country, the median price of a furnished night is XAF 30,000. Median means half the homes sit below and half above. We use the median rather than the average because a handful of luxury villas at several hundred thousand francs pull the average up and paint a false picture. The median tells you what an ordinary Cameroonian pays for a decent night.
Douala and Yaoundé: nearly level
People often imagine a big gap between the two main cities. It does not really exist.
- Douala: median of XAF 30,000 a night (across 989 homes)
- Yaoundé: median of XAF 32,500 a night (across 445 homes)
Yaoundé is slightly more expensive, but the difference is small. Where the gap really opens up is inside the cities, from one neighborhood to the next. More on that below.
A surprise for many: Kribi is the most expensive city in the country, with a median of XAF 58,000 a night. That is the seaside and tourism premium. Bafoussam stays affordable at XAF 30,000.
Studio, apartment or house: price by type
The type of home changes everything. Here are the national medians:
- A single room: XAF 16,000
- A studio: XAF 25,000
- An apartment: XAF 45,000
- A house: XAF 90,000
- A duplex: XAF 100,000
In other words, moving from a studio to an apartment nearly doubles the budget. That is the trade-off every traveler or family weighing a furnished stay has to make. Bedroom count follows the same logic: a one-bedroom furnished place runs around XAF 23,000 a night, two bedrooms around 45,000, and three bedrooms around 55,000.
The most interesting part: the gaps between neighborhoods
This is where the numbers really speak. In Douala, the price of a night can be four times higher depending on the neighborhood.
In Douala:
- Bonapriso: XAF 65,000 (the most expensive area)
- Santa Lucia, Bonamoussadi: XAF 50,000
- Makepe and Bonabéri: XAF 40,000
- Bonamoussadi and Yassa: XAF 30,000
- Logpom, Bali, Deido: XAF 25,000
- Ndogbong: XAF 20,000
- Cité des Palmiers: XAF 14,900 (the most affordable)
Between Bonapriso and Cité des Palmiers, you go from XAF 65,000 to 15,000 a night, in the same city.
In Yaoundé, the top sits even higher:
- Bastos: XAF 84,000 (the diplomatic address, more than twice the city median)
- Nlongkak and the center: XAF 50,000 to 55,000
- Damas: XAF 45,000
- Simbock: XAF 40,000
- Downtown: XAF 35,000
- Mvog-Mbi and Mbalgong: XAF 20,000
How to read these numbers
These prices come straight from active listings on KasaStay in June 2026. Each home is a real listing, checked by our team before it goes live. We removed outliers from the calculation (test listings, obviously wrong prices) and worked on the median so a few luxury homes would not distort the picture.
This is not an academic study, it is a snapshot of the market as it rents today, drawn from the largest inventory of verified furnished homes in the country. We plan to update it every quarter to track how prices move.
If you are looking for a furnished place now, you can compare these neighborhoods directly on the Douala page or the Yaoundé page.
